Falling for Portugal is the easy part.

Most people we meet already love the light, the food and the warmth of the people. What they want is clarity on the practical side — and these are the questions we hear most often.

Which rules apply to you today?

Much of what you read online is out of date. The old NHR tax regime is closed to new applicants, and buying a property no longer leads to a Golden Visa. We'll bring you up to date on how buying, owning and paying tax on a home in Portugal works today.

What does it really cost to buy and own?

Beyond the asking price there are purchase taxes, notary and registration fees, annual property tax and everyday running costs. Seeing the full picture from the start makes every decision easier, and helps you recognise a fair price when you see one.

How do you buy well from the UK?

Buying in another country means a different language and a different legal process. In Portugal, the agent showing a home usually represents the seller, which is why we only ever work for the buyer: checking the paperwork, the condition of the home and the details that photos don't show.

Portugal: Find your home. Make your next big move is a relaxed, practical morning to help you picture your life, and plan the purchase, with confidence.

What you'll take home from the morning

  • What life in Portugal is really like — the regions, the climate, the food, healthcare and the pace of everyday life, from someone who made the move with her own family.

  • Where your budget could take you — from the Algarve coast to Lisbon and beyond, with real homes and real prices in £ and €.

  • The full cost of buying and owning — the taxes, fees and running costs that sit alongside the asking price.

  • The legal side of buying, explained — what a lawyer checks before you sign: the title and land registry, licences, debts tied to the property, the promissory contract (CPCV) and the deed, in general terms, so you know which questions to settle with your own adviser.

  • The buying process, step by step — from your Portuguese tax number (NIF) and bank account to mortgage options and completion.

Pati Lemos

Founder & CEO, Pati Lemos Homes

Pati Lemos moved to Portugal in 2017 with her husband and twin children, after a career in finance and digital business across Brazil and Latin America. Since then she has built one of the best-known organisations helping families plan a move to Portugal, and Pati Lemos Homes, a licensed real estate agency that works only on the buyer's side — from choosing a region and assessing homes to comparing mortgage options with Portuguese banks and signing the deed. She'll walk you through the regions, real homes on the market and what day-to-day life in Portugal is really like.

"Portugal can be an excellent choice — as long as it makes sense for your plans, and you prepare for it properly."
Filipe Novaes, lawyer at a Portugal-based law firm

Filipe Novaes

Lawyer · the legal side of buying property in Portugal

Filipe is a lawyer at a Portugal-based firm whose practice includes real estate and tax law, advising international clients on cross-border legal matters. At the briefing, he'll walk you through what a lawyer does when you buy a home in Portugal: the checks to make before you sign — title and land registry, licences and any debts tied to the property — then the promissory contract (CPCV), the deed and the taxes due on a purchase. General information, so you know which questions to settle with your own adviser.

Questions before you register

Is it really free?

Yes. There's no charge to attend and no obligation afterwards. This morning is how we meet buyers who are seriously considering Portugal. If you later decide to work with us, we'll explain exactly how our fees work before you commit to anything.

Will this be a sales pitch?

No. The morning is practical information: regions, real prices, costs, the buying process and the legal framework. You'll leave with useful answers whether or not you ever speak to us again.

Who is this morning for?

Anyone living in the UK who is considering a home in Portugal — to live in, retire to, spend part of the year in, or as a long-term asset — whatever your nationality and however early you are in your research. It's probably not for you if you're mainly looking for a visa route, or for a guaranteed return.

Do I need a visa to buy a property in Portugal?

No. Non-residents can buy property in Portugal, and you don't need to live there to own a home. The property route to the Golden Visa closed in 2023, and residency is a separate matter that this morning doesn't cover.

Will there be advice on visas or immigration?

No. The morning focuses on buying and owning a home in Portugal, and the one-to-ones are about your property search, budget and next steps. We don't advise on visa or immigration applications; for those, a specialist immigration lawyer is the right first step.

Can I get a mortgage in Portugal while living in the UK?

Portuguese banks do lend to non-residents, but approval always depends on the bank's assessment of your income, profile and the property. Our team can help you compare options with Portuguese banks; no outcome is guaranteed.

How do the afternoon one-to-ones work?

They're private 25-minute conversations with Pati Lemos and our team about your budget, preferred regions and next steps. Places are limited and allocated in order of registration. Request one when you register, and we'll contact you to confirm a time.

Where exactly will it take place?

At a venue in Central London. To keep the morning private and limited to the 40 registered places, we only share the exact address by email with confirmed guests, and entry is for names on the guest list.

Can I bring my partner?

Of course, and we'd encourage it. Just let us know when you register so we can reserve two seats.

Picture your life. Plan it out right.
